DEPOSIT POLICY
To confirm reservation of 1 night only, 100% deposit is required at time of booking.To confirm reservation of 2 or more nights, 50% deposit is required at time of booking with remainder due 14 days prior to your arrival. If your remaining deposit has not been received by that date, your reservation will be cancelled and the deposit will NOT be refunded.
If there are fewer than 14 days before your visit, 100% deposit is required at time of booking.

SMOKING
Our B&B is smoke free! Smokers, please use butt buckets outside the house.

RATE POLICY
We have a 2 night minimum stay on weekends, 3 nights on holiday weekends. We may be able to make an exception, please call.

Rates are single or double occupancy. Additional guests are $25/adult, $20/child over 3. Children under 3 are free. We are required to add 8% NYS sales tax and 2.5% Ulster County room tax to your bill when deposit is due. 10% off for AARP, AAA, and others.

PAYMENT
For reservations more than 14 days in advance please send a check for 50% to cover your deposit. Balance will be due in CASH upon arrival. Reservations less than 14 days in advance require a check for the full amount.

Cancellations made 14 days prior to your arrival date will receive a full refund of your deposit, less a $50 handling fee. OR you may apply the entire amount of your deposit toward a future stay within one year.

If cancellation is made less than 14 days prior to your arrival date, no refund will be possible, regardless of the reason.
