DEPOSIT
POLICY
To confirm reservation of 1 night only, 100% deposit is required at time of booking.To confirm reservation of 2 or more nights, 50% deposit is required at time of booking with remainder due 14 days prior to your arrival. If your remaining deposit has not been received by that date, your reservation will be cancelled and the deposit will NOT be refunded. If there are fewer than 14 days before your visit, 100% deposit is required at time of booking.

RATE
POLICY
We have a 2 night minimum
stay on weekends, 3 nights on holiday weekends. We may be able to make
an exception, please call.
Rates are single
or double occupancy. Additional guests are $25/adult, $20/child
over 3. Children under 3 are free. We are required to add
8% NYS sales tax and 2.5% Ulster County room tax to your bill when deposit is due. 10% off for AARP, AAA, and others.
PAYMENT
You may use your Visa or MasterCard to guarantee your reservation. For reservations more than 14 days in advance you may send a check for 50% to cover your deposit. Balance will be due in CASH upon arrival. Reservations less than 14 days in advance require a check for the full amount.

CANCELLATION
POLICY
As a small inn, cancellations and no-shows do significant damage. Last-minute notice gives us little chance of filling your space, so we uphold a strict cancellation policy.
Cancellations made 14 days prior to your arrival date will receive a full refund of your deposit, less a $50 handling fee. OR you may apply the entire amount of your deposit toward a future stay within one year.
If cancellation is made less than 14 days prior to your arrival date, no refund will be possible, regardless of the reason.
Should it be necessary for you to depart earlier than your confirmed reservation date, you will be responsible for all room nights previously booked.

CHILDREN
We welcome children of all
ages at all times.
PET
POLICY
Please keep in mind that we have three cats and a dog. We invite you to enjoy your room with your pet, but all cat and dog guests must be spayed or neutered.
There is a $20.00 per pet per night charge. In addition, a $100.00 per pet deposit is required upon check-in. This is refundable by mail after housekeeping has inspected the room. Any property damage (accidents) will be charged full replacement value or cleaning charges.
Please remember: Guests are responsible for cleaning up after their pets while outdoors. When left alone, pets must be crated. We have two loaners available. |
